Escrow & funds
How does Propzora protect my money?
When a buyer initiates an escrow on Propzora, funds are transferred into a dedicated, ring-fenced escrow account held by a licensed financial partner — completely separate from Propzora's operating accounts and inaccessible to any party until documented conditions are met.
The funds can only be released in two ways: (1) all agreed conditions are verified and both parties confirm the deal is complete, triggering automatic disbursement; or (2) the deal fails, triggering a full refund to the buyer minus any pre-disclosed service fees.
Who holds the escrow funds?
Funds are held by a CBN-aligned licensed financial partner — not by Propzora, the buyer, the seller, or the agent. This neutrality is the core of what escrow protects against: no single interested party ever controls the money.
All parties can see the real-time balance on their Propzora dashboard at any time.
What happens if the deal falls through?
If the deal fails for any reason — failed document verification, inspection issues, or mutual agreement to cancel — buyer funds are returned within 48 hours to the original payment account.
Any service fees that apply will have been disclosed in full before the escrow was opened, so there are no surprise deductions.
How long does a typical property escrow take?
Most property escrows on Propzora close in 7–21 working days, depending on how quickly document verification and inspections are completed.
Timelines are transparent — every milestone has a status visible to all parties in the deal room, so you always know exactly where the transaction stands.
Can I cancel an escrow after funding it?
An escrow can be cancelled before the release conditions are triggered. The cancellation process requires both parties to agree, or a valid dispute outcome ruling in the buyer's favour. Once conditions are met and funds are released, the transaction cannot be reversed through Propzora.
What payment methods are accepted for escrow deposits?
Propzora accepts direct bank transfers (NEFT/RTGS) and USSD payments for naira escrow deposits. We do not accept cash, cryptocurrency, or informal payment channels.

Documents & KYC
What documents does Propzora verify?
Propzora's verification team reviews the standard Nigerian property title documents including:
- Certificate of Occupancy (C of O)
- Deed of Assignment
- Survey plan
- Offer letter and acceptance
- Governors Consent (where applicable)
- Building approval (for developed properties)
Additional documents may be requested depending on the property type and transaction structure.
How does KYC verification work?
Every buyer, seller, and agent on Propzora completes a KYC check before any funds are deposited. This involves:
- Government-issued photo ID (National ID, Driver's Licence, or International Passport)
- BVN confirmation
- Address verification
- Liveness check (selfie match to ID)
KYC is typically completed within 48 hours. All data is encrypted and stored in compliance with Nigeria Data Protection Act (NDPA) standards.
Can I verify a Propzora certificate independently?
Yes. Any Propzora verification certificate can be checked at propzora.com/verify using the unique verification ID (format: PRZ-YYYY-XXXXX) printed on the certificate. A green result means the document was authenticated by Propzora.
What if a document is found to be fraudulent during verification?
If verification reveals a fraudulent or unverifiable document, the escrow is immediately frozen. Propzora will notify all parties, the deal will not proceed, and funds will be returned to the buyer within 48 hours.
Where there is evidence of deliberate fraud, Propzora reserves the right to flag the matter to relevant authorities.
My KYC was rejected — what should I do?
KYC rejections usually happen because the ID image was blurry, cropped, or expired. You can resubmit from your account dashboard. Make sure your ID photo is well-lit, fully in frame, and unexpired.

Fees & payments
What are Propzora's fees?
Propzora charges a transaction fee on the escrow amount when the deal closes. The fee is disclosed in full before you open an escrow — you will never encounter a hidden charge.

Who pays the escrow fee — buyer or seller?
By default, the service fee is split equally between buyer and seller, but this is negotiable. When opening an escrow, both parties can agree on a different split (e.g. seller pays all, or buyer pays all) and the platform will enforce whichever arrangement is agreed.
Are there fees if the deal does not close?
If the escrow is cancelled or the deal falls through, a small administrative fee may apply to cover verification costs already incurred. This fee, if applicable, is disclosed before you fund the escrow — if no verification work was started, no fee is charged on cancellation.
How and when is the seller paid?
Once all conditions are met and the buyer confirms release (or the release deadline passes without dispute), funds are automatically disbursed to the seller's verified bank account. Agent commission, if applicable, is disbursed separately at the same time.
Disbursement typically arrives within 1–2 business days depending on interbank settlement.
Disputes
What happens if there is a dispute during a transaction?
If a party raises a dispute, the escrow is automatically frozen — funds cannot be released or returned until the dispute is resolved. Propzora's dispute team reviews the evidence submitted by both parties and the documented deal conditions, then issues a binding determination within 5–10 business days.
Can I escalate a dispute to a court or regulator?
Yes. Propzora's internal dispute resolution is a first-step process, not a final one. Any party retains the right to pursue legal remedies through Nigerian courts. Propzora will co-operate with court orders and regulatory requests, and the full transaction audit trail is available as evidence if needed.
How do I raise a dispute on Propzora?
From your dashboard, open the relevant transaction and click "Raise a dispute." You will be prompted to describe the issue and upload supporting evidence. Both parties are then notified and given an opportunity to respond before Propzora's team reviews the case.
Account & access
How do I create an account?
Click Sign up, enter your name, email, and phone number, verify your email, then complete KYC. The entire sign-up process takes under 5 minutes; KYC verification is usually completed within 48 hours.
Can a company or corporate entity open an escrow?
Yes. Corporate accounts require CAC registration documents, a board resolution authorising the transaction, and KYC for each signing director. Contact our team at support@propzora.com to set up a corporate account.
Can an agent manage multiple deals at once?
Yes. Verified agents have a multi-deal dashboard that shows all active transactions they are party to, with separate deal rooms for each. Commission tracking across all deals is also visible from a single view.
What if I forget my password or can't access my account?
Use the Forgot password link on the login page to receive a reset email. If you no longer have access to your registered email, contact support@propzora.com with your BVN for identity verification before account recovery.
How do I invite the other party to a deal room?
When creating an escrow, you enter the email or phone number of the other party (or parties). Propzora sends them an invite to join the deal room. They must register and complete KYC before they can interact with the transaction.

Is Propzora licensed in Nigeria?
Propzora is a Nigerian-built escrow platform designed to align with CBN and SEC standards for property transactions. Our escrow holding partner is a licensed financial institution. We are committed to full regulatory compliance as we grow and expand our licensing.
Is my personal data safe with Propzora?
All personal data and documents are encrypted in transit (TLS 1.3) and at rest (AES-256). Propzora complies with the Nigeria Data Protection Act (NDPA) and does not sell or share personal information with third parties except as required for transaction processing or by law. Does Propzora provide a contract or agreement for each transaction?
Yes. Each escrow generates a digitally signed Escrow Agreement that sets out the conditions, timelines, and fee structure agreed by all parties. This document is stored in the deal room and can be downloaded at any time. It is binding and forms part of any dispute resolution process.
What law governs Propzora transactions?
All Propzora transactions are governed by the laws of the Federal Republic of Nigeria. Any disputes not resolved through Propzora's internal process are subject to the jurisdiction of Nigerian courts. Full terms are available in our Terms & Conditions and Escrow Agreement.
